Summary
While 10 subdivisions saw some market activity, Mystic Point was the most active with 9 transactions or 1/3 of the activity for all of Calavera Hills in the past two weeks. Mystic Point is historically the most active subdivision, likely because of it’s price point. The average sale price in Mystic Point is about $450,000 making it attractive for first time home buyers. With 2- to 3-Bedrooms and about 1,500 Sq ft, it is a great entry point for many, but may feel a little small after a few years if you have a growing family.
5 homes (almost 20%) of homes had a price change. All of those properties have been on the market for 6-8 weeks. Averages seem to be running about 30 days on market, so it’s no surprise that properties that have been on the market longer than this without closing, are dropping their price.
