Market Activity June 1 – 15, 2015

Here’s a summary of what happened over the past two weeks in Calavera Hills real estate:

  • Average Days on Market for Pending & Sold Properties Last Month: 22

Summary

The first two weeks in June saw the same amount of activity as did the last two weeks of May with 26 different homes coming on or off the market. As noted above, however, the average sales price of those homes was down over $150,000 and took about a week longer to sell.

Over 40% of the market activity was in just two subdivisions: Mystic Point and Summerhouse. We are used to seeing that kind of activity in Mystic Point, as those units typically have the highest turnover in all of Calavera Hills. Interestingly, Summerhouse was busy with nearly 20% of the market activity on just two streets!

Mortgage rates creeped up a notch in the past two weeks, which may fuel buyer demand (the thought being that it’s better to buy now before interest rates go up more). I found an interesting interactive map on Trulia that shows that search traffic for homes historically drops off in September.
