Market Activity March 10 – 16, 2015

No new homes came on the market this week in Calavera Hills.  One home in the Cape sold after only 12 days and three other properties (one each in Mystic Point, the Knolls and Barrington) went under contract–all in less than a month on the market! Remember, to get up-to-the-moment notifications of the Calavera Hills real estate market, just signup for free email property alerts:

Here’s an overview of what happened this week in Calavera Hills

 

Under Contract

Most of the action this week is from homes that were sale and are now marked as pending.  Mystic Point had a home go under contract after being on the market for only 9 days (the current average is 44 days).  The Knolls had a home go under contract after only 9 days on the market (the current average is 42 days). Finally, a home in Barrington went under contract after 24 days on the market (the current average is 23 days).  The fact that all these homes went under contract at or less than the average for each of those subdivisions, indicates a hot market.  I’m guessing that when we see the sale prices of these homes push through, they will all be at or near their asking price.  You gotta love Calavera Hills!

 

Sold!

After only 12 days on the market, a 2 bedroom, 2 bath, 1,119 square foot home sold for it’s asking price: $430,000.  The average days on the market is 50, the median is 17–either way you look at it, this home went off the market quicker than usual.  That makes 3 units of this size (2 bed/2 bath/1,119 sq. ft) selling since last July, all around $430,000–making this a benchmark for future sales in the Cape.

 

Summary

Calavera Hills homes are selling quickly. As I mentioned last week, with things moving so quickly, it’s a good idea to get pre-approved for your loan, so when you do find the right property, you can present your offer with the pre-approval letter–making your offer that much stronger in this tight market.  And for sellers, this means that you can probably expect an offer on your home (assuming it is reasonably priced) in less than a month.  Take a look at the Calavera Hills Real Estate Statistics page to see how the different subdivisions stack up in this regard.
